New Town Heights 3 is the Sector 91 phase of DLF's New Town Heights, in the New Gurugram zone of Gurugram. It is the smaller, eight-tower phase, set back from the expressways and closer to Pataudi Road. Below is what that means for a tutor's route, your gate and your child's week.
| What | DLF New Town Heights 3 |
|---|---|
| Sector and zone | Sector 91 (see Sectors 91–92), New Gurugram |
| Developer | DLF, within the DLF Garden City plan for Sectors 86 to 92 |
| Housing | Towers A to H on about 14 acres, with 2, 3 and 4 BHK flats around a large central green |
| Inside the gates | Clubhouse, main pool and children's pool, gym, courts, indoor games and a jogging track |
| Roads | Pataudi Road about 3 km away; the Dwarka Expressway nearer 6 km (listing estimates) |
| Metro | No station in New Gurugram; tutors come by road |
| Boards families ask about | CBSE, ICSE/ISC, IGCSE and IB |
| Lesson windows | Late afternoon before the office return, early evening after it, and weekend mornings |
DLF announced its Garden City township for Sectors 86, 87, 90, 91 and 92 in February 2012, and Business Today's report on the launch names New Town Heights among its projects. The Sector 91 phase is known as New Town Heights 3, or III. Wikipedia describes the Sectors 90 to 92 belt as mid-segment housing, which matches the flat sizes listed here.
Square Yards gives the land as about 14.35 acres. Its master plan labels the towers A to H, set around a large central open space, and lists 2 BHK, 3 BHK and 4 BHK flats. The listing says the project has received its occupancy certificate and is ready to move. Compared with the Sector 86 phase, it is a more compact society, so walks inside the boundary are shorter.
The amenity list includes a clubhouse with indoor games and a party hall, a main pool and a children's pool, a gym, courts for tennis, badminton and basketball, and a jogging and cycle track. The master plan also marks a nursery school site and a club or commercial plot. Security is listed as round-the-clock with CCTV and an intercom.
Two details from the plan help with lessons. Access is from the northern and western perimeter roads, so a tutor should know which side your gate is on. And Tower H sits close to the northern service road, which can carry traffic noise; families there may prefer a lesson room on the green-facing side.
There are few public reviews of this phase itself, so the themes below come from resident threads about neighbouring Sector 92 on r/gurgaon and from recent reporting on New Gurugram. Each is turned into a planning point.
There is no metro to help with this trip. The Yellow Line stops at Millennium City Centre and Rapid Metro at Sector 55–56, both well away from New Gurugram. A tutor coming to Sector 91 rides, drives or takes a cab for the whole journey, or at least the long last part of it.
Pataudi Road, which Wikipedia notes cuts through New Gurugram, is about 3 km from the society by listing estimates, and the Dwarka Expressway is nearer 6 km. That makes this phase easier to reach for tutors living along Pataudi Road and in the sectors around 89 to 95 than for those on the expressway side. A tutor from the older city will usually come down NH-48 and in through the sector roads.
Because the society is reached from its northern and western perimeter roads, send the tutor a map pin for the exact gate rather than just the project name; map apps can bring a first-time visitor to the wrong side. Where no nearby tutor fits a senior subject, a Class 12 tutor in Gurgaon who teaches part of the week online keeps the plan workable.
It also helps to think about direction rather than distance alone. A tutor already teaching in Sectors 89, 90 or 92 passes close to your gate, while one coming from Sohna Road or the Golf Course Road sectors crosses a large part of the city. When two tutors on your shortlist look equally good, the one with the shorter, simpler route is more likely to keep the slot through winter fog, monsoon evenings and exam months.
Tell the guard, or log it on your society's visitor app, before the tutor's first visit. Give the tower letter as well as the flat number, because towers A to H look alike from outside, and say where a two-wheeler can stand.
If lessons will be weekly, ask the facility office whether a regular visitor can be added once instead of being called up each time. Let the tutor know if lifts are shut for maintenance on certain days.
Every tutor who joins NXTutors goes through an ID check, which is explained on our tutor checks page; it is not a police or background check. Keep an adult in the flat during lessons. If you want a woman tutor, say so in the request or browse female home tutors in Gurgaon.
Sector 91 families ask about several boards, and DPS Sector 84, the one New Gurugram school on our approved list, follows CBSE. A CBSE home tutor suits children on that board. We also get ICSE and ISC, IGCSE and IB requests from children who travel to schools elsewhere.
For a home tutor, the main change in a compact society like this one is predictability: shorter walks from gate to tower make a fixed time easy to keep. The harder part is finding an IB or IGCSE specialist close by, which is where online lessons help.
Our board comparison guide explains how CBSE, ICSE, IB and IGCSE differ.
Look for patience and a clear routine. A tutor who reads the school diary each visit, keeps lessons to a length a young child can manage and sends a two-line note on progress is worth more than a long list of subjects.
This is a good time to build steady habits in Maths and Science before board pressure arrives. A science tutor for home lessons who also covers Maths keeps it to one visitor and one schedule.
The tutor should know how the board marks long answers and diagrams, and should set short timed tests rather than only explaining. For CBSE Class 10 there are now two board examinations, the second optional for improvement, so agree early which one is the main target.
Physics, Chemistry, Maths, Biology and Accountancy each need a specialist. Expect to mix one home tutor with an online one, and ask how each will track the syllabus so the two do not overlap. For JEE or NEET, ask how board and entrance work are balanced week by week.
Give the exact course and level, and ask whether the tutor has guided internal assessments or coursework. These specialists rarely live in New Gurugram, so a largely online plan is normal.
CBSE and CISCE board examinations run early in the calendar year, IB Diploma papers are in May and November, and Cambridge offers March, June and November series. Book any extra revision sessions for weekends a few weeks ahead, because tutors fill up quickly then.
School pre-boards usually come some weeks before the board papers. Share the date sheet as soon as the school sends it so the tutor can plan revision rounds rather than cramming.
In the last fortnight before a paper, shorter and more frequent sessions usually help more than long ones. If the tutor lives far from Sector 91, ask whether some of those revision sessions can run online, so your child gets the practice without the tutor losing an hour on the road each time.
Choose a home tutor when your child needs close attention to written work, steady routines or help staying focused. In a compact society with short walks to each tower, home visits are simple to keep up.
Choose online when the subject is specialised, the board is less common, or the right teacher simply lives too far away. A good camera angle on the notebook makes online maths and science work well.
A coaching centre means a drive out of Sector 91 and a batch pace set for many students. For most children here, home or online lessons fit better around long school days. The free demo is a chance to try the format before committing.
A hybrid week is the common middle path. The tutor visits once or twice for new chapters, written practice and a look at the notebook, and the remaining sessions run online for doubts, quick tests and past-paper work. Ask each tutor at the demo whether they offer this, how they share notes between lessons, and how you will hear about progress. Writing the pattern down after the demo stops it drifting during busy school weeks.
Across NXTutors, most home-tuition sessions fall between ₹800 and ₹2,500 an hour; Classes 11–12, IB/IGCSE and JEE/NEET sit toward the upper end; specialists for IB HL or JEE Advanced can charge more.
The fee each tutor quotes depends on the class, board and subject, how experienced the tutor is, how many lessons a week you want and how long each runs. Distance matters too: a tutor who drives a long way to Sector 91 may ask more than one who lives in a neighbouring sector, and online lessons carry no travel at all.
You see each shortlisted tutor's fee before the demo, so you can compare a nearby tutor, an online one and a hybrid plan side by side.
No public library or reading room near Sector 91 appears in the sources we checked, so we list none. At home, a desk facing the central green, away from the service-road side, is usually the quieter choice for a lesson.
